Romney courts donors, raises cash in Israel

JERUSALEM (AP) ? Mitt Romney told Jewish donors Monday that their culture is part of what has allowed them to be more economically successful than the nearby Palestinians, outraging Palestinian leaders who called his comments racist and out of touch.

"As you come here and you see the GDP per capita, for instance, in Israel which is about $21,000 dollars, and compare that with the GDP per capita just across the areas managed by the Palestinian Authority, which is more like $10,000 per capita, you notice such a dramatically stark difference in economic vitality," the Republican presidential candidate told about 40 wealthy donors who breakfasted around a U-shaped table at the luxurious King David Hotel.

The reaction of Palestinian leaders to Romney's comments was swift and pointed.

"What is this man doing here?" said Saeb Erekat, a top Palestinian official. "Yesterday, he destroyed negotiations by saying Jerusalem is the capital of Israel, and today he is saying Israeli culture is more advanced than Palestinian culture. Isn't this racism?"

The economic disparity between the Israelis and the Palestinians is actually much greater than Romney stated. Israel had a per capita gross domestic product of about $31,000 in 2011, while the West Bank and Gaza had a per capita GDP of just over $1,500, according to the World Bank.

Romney, seated next to billionaire casino owner Sheldon Adelson at the head of the table, told donors at his fundraiser that he had read books and relied on his own business experience to understand why the difference is so great.

"And as I come here and I look out over this city and consider the accomplishments of the people of this nation, I recognize the power of at least culture and a few other things," Romney said, citing an innovative business climate, the Jewish history of thriving in difficult circumstances and the "hand of providence."

Romney, in comparing the Israeli and Palestinian economies, made no mention of the fact that Israel has controlled the West Bank, Gaza Strip and east Jerusalem since capturing them in the 1967 war. Israel withdrew from Gaza in 2005, but continues to control access, and has enforced a crippling border blockade since the Islamic militant Hamas seized the territory in 2007.

In the West Bank, Israel retains overall control, and Palestinians only have limited self-rule. Israel controls all border crossings in and out of the West Bank, and continues to restrict Palestinian trade and movement.

The World Bank and the International Monetary Fund have said repeatedly that the Palestinian economy can only grow if Israel lifts those restrictions.

"It's Israeli occupiers and Palestinians under occupation, and that's why Palestinians cannot realize their potential," Erekat said.

The breakfast with top donors ? including Adelson, New York Jets owner Woody Johnson and hedge fund manager Paul Singer ? concluded Romney's visit to Israel, the second leg of a three-nation overseas tour designed to bolster the his foreign policy credentials.

Standing on Israeli soil for the first time as the GOP's presumptive presidential nominee, Romney on Sunday declared Jerusalem to be the capital of the Jewish state and said the United States has promised never to "look away from our passion and commitment to Israel."

The status of Jerusalem is a critical issue in peace talks between the Israelis and the Palestinians.

During his visit to Israel, Romney did not meet with Palestinian President Mahmoud Abbas or visit the West Bank. He held a brief meeting with Palestinian Prime Minister Salam Fayyad.

Romney's campaign says his trip abroad, which began in England last week, is aimed at improving the former Massachusetts governor's foreign policy experience through a series of meetings with foreign leaders. The candidate has largely avoided direct criticism of U.S. President Barack Obama while on foreign soil.

The Jerusalem fundraiser, however, was a political event that raised more than $1 million for Romney's campaign. It marks at least the second finance event during his tour. The first, in London, attracted about 250 people to a $2,500 per person fundraiser.

Both presidential candidates have aggressively courted American donors living abroad, a practice that is legal and has been used for decades.

Romney's declaration that Jerusalem is Israel's capital was keeping with claims made by Israeli governments for decades, even though the United States, like other nations, maintains its embassy in Tel Aviv.

His remarks on the subject during his speech drew a standing ovation from his audience, which included Adelson, the American businessman who has promised to donate more than $100 million to help defeat Obama.

Adelson was among a several donors who flew to Israel for a day of sightseeing with Romney in addition to private meetings with top Israeli officials.

A group of donors also met with a top aide to President Benjamin Netanyahu, one donor said on the condition of anonymity to discuss private meetings.

Romney met with Netanyahu and other leaders before his speech Sunday. He also visited the Western Wall, Judaism's holiest site, where he was mobbed by worshippers.

In his remarks, Romney steered clear of overt criticism of Obama, even though he said the threat of a nuclear-armed Iran "has only become worse" in the past five years.

Romney flew to the Middle East from Britain, where he caused a stir by questioning whether officials there were fully prepared for the Olympic Games. A stop in Poland will complete his trip.

Four years ago, Obama visited Israel as a presidential candidate, part of a five-nation trip meant to establish his own foreign policy credentials.

A goal of Romney's overseas trip is to demonstrate his confidence on the world stage, but his stop in Israel also was designed to appeal to evangelical voters at home and to cut into Obama's support among Jewish voters and donors. A Gallup survey of Jewish voters released Friday showed Obama with a 68-25 edge over Romney.

Romney and other Republicans have said Obama is insufficiently supportive of Israel.

HTC shuts Seoul office, leaves Korea to the Koreans

Having already pulled out of Brazil and shut down a research building in North Carolina, HTC has now closed its office in the South Korean capital of Seoul. The move is part of the Taiwanese manufacturer's efforts to "streamline operations" and focus on selling One-branded handsets in markets where it stands a better chance of success -- rather like Nokia's geographic retreat following its commitment to Windows Phone, but here on a much smaller scale. It's not yet clear how many jobs will be lost, but HTC says it regrets the "direct impact on people who have contributed to the growth HTC has experienced in the past several years." As it stands, analysts reckon that Korean manufacturers like Samsung, LG and Pantech rule a 90 percent share of their home market, leaving HTC with just one or two points that evidently weren't worth clinging onto.

Should Congress Have Power to Audit the Fed ... - Yahoo! Finance

It is often said that the Chairman of the Federal Reserve is the second most powerful person in the world, with unrivaled influence and clout domestically and abroad. Although our central bank will mark its 100th anniversary next year, its authority has never been greater, its portfolio never larger, and its global dealings never more extensive. This is why so many in Congress say it's time to reign in the Federal Reserve and bring it back under government control.

"We want to know what deals are being made with whom, how much money is going out, what has been promised to central banks throughout the world," says California Congressman Duncan Hunter in the attached video. "In the end, it's about transparency. It's about letting the American people know what the Federal Reserve is doing with your money."

Rep. Hunter is one of more than 200 co-sponsors of the Audit the Fed bill, a piece of legislation written by outgoing Texas
Congressman and former Presidential candidate Ron Paul that overwhelmingly passed the House last week by a huge 327-98 margin.

The timing of the vote is also noteworthy, coming just days ahead of a Fed meeting that many believe could be the backdrop for another round of stimulus, often referred to as quantitative easing or QE3.

As much as Bernanke has his critics, he has lots of allies too, who not only say he has steered the nation away from depression, but has lead and created the most transparent Fed ever. Rep. Hunter says part of Bernanke's openness is due to the mere presence of this pending legislation, which has "all of a sudden made the Fed more forthcoming over the past year or two."

A nasty 3-year lawsuit by Bloomberg News under the Freedom of Information Act also fanned the flames after it delivered a bombshell last year when it unearthed trillions of dollars of previously secret dealings by the central bank, much of which was with foreign banks and other non-U.S. entities.

"At least let us see what we think is important, not necessarily what the Fed thinks is important to tell us," Rep. Hunter says, as the Audit the Fed movement makes its way to the Senate where it will face a far cooler reception.

London 2012 Olympics: Twitter bans reporter who criticised NBC network

When the event was screened, hours later, large portions were edited out to allow more time for commercial breaks including a tribute to the July 7 bombing victims.

It has also been criticised for its factual errors, including placing Australia in Europe on a website profile, length of advertisements and poor quality commentating.

Mr Adams, 34, urged his nearly 4,400 followers to contact the man in charge of the network?s Games coverage after the series of blunders and criticisms from viewers.

"The man responsible for NBC pretending the Olympics haven't started yet is Gary Zenkel. Tell him what u think! Email.... )

He also called Jim Bell, the network?s executive producer of its Games coverage a ?professional idiot?.

He had also written a negative piece about its coverage titled: ?As America succeeds at the Games, back home all the talk is about #NBCfail.?

Officials from the network, who have sent more than 2,700 people to London to cover the Games, complained to Twitter about the post regarding Mr Zenkel's email address and on Monday, Mr Adams?s personal account was suspended.

It is understood he received the following message explaining the decision: ?It is a violation of the Twitter rules to post the private and confidential information of others.?

But the decision to suspend his account provoked swift condemnation worldwide from Twitter users. At one stage NBC was one of the most talked about topics on the microblogging website.

Archie Bland, the newspaper?s deputy editor, said that the actions were ?heavy-handed?.

Matthew Garrahan, the Financial Times? LA correspondent posted: ?Ominous: Twitter has shut down @guyadams? account after #NBC complained about tweets he wrote that criticised its #Olympics coverage.?

Last night a Twitter spokesman said the organisation did not comment on individual accounts.

An NBC spokesman said: ?We filed a complaint with Twitter because a user tweeted the personal information of one of our executives. According to Twitter, this is a violation of their privacy policy. Twitter alone levies discipline.?

Last night Mr Bell called for "some perspective" about the perceived failings of NBC.

He added on Twitter: "171 hours of Olympics on TV in Atlanta '96. NBCU offering over 5,000 hours of Oly content from London '12." Mr Adams was unavailable for comment on Monday night.

But a friend told The Daily Telegraph: "At the moment he just wants an explanation and to go back on Twitter.

"He wants to get to the bottom of what happened because it has significant implications for free speech.

"He believes online bullying is a very real problem, but this was an official email address."

On Monday night he wrote about the row in a piece for his newspaper titled, "#NBCFail: Journalist at The Independent has Twitter account suspended after complaining about NBC's coverage of London 2012 Olympics".

He wrote: Since I?m still trying to get to bottom of the hows and whys of my suspension, which conceivably raises various ethical issues relevant to journalism in the online era, it seems premature to comment further.

"Except, perhaps to say that I do not wish Mr Zenkel any harm."

On his Twitter profile he writes: "I'm The Independent's man in Los Angeles, and according to our lawyers must also say here that I sometimes tweet in a personal capacity."

PaidContent Founder Rafat Ali Takes on Travel Business with Skift ...

Is the travel category in need of a digital media disruption? Rafat Ali believes so.

Ali, who in the early 2000s founded PaidContent, has unveiled Skift, a Web property targeted at the travel industry and business travelers. Initially focused on news for folks in the hotel, cruise and tourism businesses, Skift.com aims to revolutionize the travel world with data.

"That is where the real opportunity lies,? said Ali.

According to Ali, there is loads of publicly available data from different sectors of the travel world, such as delay and lost luggage information from the over 600 U.S. airports, or tourism growth stats for each state. But nobody?s taken the initiative to compile it all in a useful way.

"It's comically archaic," he said. "This data is sent around in Excel sheets. There's no value that you can get out of it, especially historically. So we're looking at?building the largest repository of travel industry data and then?building services on top of it."

Ali has shaken up media sectors before. He started PaidContent at a time when blogs were just gaining traction and credibility and aggregation was still viewed as illegitimate by some. But soon the site became a must-read, both for its comprehensive nature and breaking news.

Ali, who left PaidContent after it was sold to The Guardian in 2008, has spend several years prepping Skift (PaidContent is now owned by GigaOm). He sees a sleepy category when it comes to travel trades, one that is ripe for an outsider approach and a blend of consumer and industry content. ?Politico is the closest analogy,? he said.

Skift.com will be ad supported; the plan is to go after industry sponsors as well as brands looking to reach frequent business travelers. The site will eventually offer a slew of subscription-based data products.

Why You Should Use Organic Products On Your Lawn And In Your ...

Do you want to make your yard more private? You should think about using bamboo plants. Bamboo plants will grow much quicker than any tree or shrubs and will provide you with the privacy you need. Besides, they are easy to maintain and will make your yard look more exotic.

Landscape according to how much time you can commit. While an elaborate landscape might look good on paper, remember that it requires constant upkeep. When designing your garden think about your available time, your physical condition, and your budget. Only take on the responsibilities of a garden that you can easily cope with.

Start buying your materials in phases. Few people can afford to buy everything for their projects all at once. By dividing projects into multiple phases, you can pay for what you need as you go. This may save you money, help you keep track of your progress, and let you adjust plans prior to your next phase.

Consider stretching your landscaping plans over many phases. It is often forgotten, that you do not have to do everything at once. If you are on a budget, you can plan your complete plan around when you will have the money to pay for each section of the job. Do not feel that you have to do it all in one shot.

If your landscaping plans include flowers and other types of blooming plants, consider planting a variety of species that bloom in different parts of the season. With proper selections, you can ensure colorful blooms appear from early spring to late fall. This will provide color to your landscape throughout the growing season and make your land look vibrant and dynamic.

Common annuals and perennials will likely be cheaper for you to purchase at large home improvement stores than they would be if purchased at a greenhouse. These kinds of plants are going to be of the same quality and you do not need to spend a great deal of money on them. Inspect the plants closely before you purchase them no matter where you buy them from.

Always use odd numbers of plant groupings. It is more pleasing to the eye and more natural looking to see groups of 3, 5 or 7 plants than groups of 2, 4 or 6. Aim for plantings that are more triangle-shaped than square-shaped, and your landscaping will have more eye appeal.

Check outside of the Internet and large home improvement stores for your plants and materials. You may find botanical centers holding sales on plants. You may even want to ask around the neighborhood or check the classified ads to see if anyone has extra perennials that they are looking to get rid of.

If you are doing a landscaping project that requires equipment rental, consider asking your neighbors to share the costs. This is easy to do in a newly developed neighborhood, but if you ask around in any neighborhood you might inspire someone to undertake a project themselves. Sharing the expense can cut your costs a great deal.

You should know that prices fluctuate from one season to the other. You should compare prices for the materials you need and wait for the right moment to buy them. Buying in large quantities is also a good way to save money: do not be afraid to stock materials you know you will use later.

Make a list of the things you like and dislike about your current yard. Make sure you include all of your favorite things on your list as well as those you want to change so that you don?t make any changes that destroy things you already love about your yard.

Don?t forget to add color to your landscaping design. A few annual flowers can make a big difference in the appearance of your yard. They add something that is appealing to the eye, color. In addition, flowers will attract butterflies to your yard, which can be a lovely addition.

If your landscape includes a waterfall or pond, it is important you surround these areas with decorative stones and flowers that will not cover up the design of your structure. Make sure that any water items you have are complimented nicely so that it doesn?t take away from their natural appeal.

When planning a landscaping project for your house, try to encapsulate ideas that will bring a pleasant look to your yard no matter what time of the year it is. This is important because you do not want to spend all of your money on a yard that only looks good for a few months out of the year.

When planning a landscaping project for your house, consider breaking your entire project down into much smaller jobs. This is important if you are not able to afford the entire project at one time. Doing so will let you tackle your project bit by bit, and not have your yard look like a mess in the meantime.

Now that you know what landscaping is, it?s time to get outside and start working. The tips from this article will help you every step of the way, so all you have to do is put them to use, and your fauna will perk up, thanks to your successful landscaping.

Real Estate Investing and Invitations to Parties | Contacts ...

I was invited to a party the other night but I did not know the party hosts very well and to put it simply, I really just did not want to go at all.

The truth is I?ve been invited to functions just like this in the past where I don?t know the hosts, but at my girl friend?s insistence, I always end up going.

So why do I never want to go?

Through my own thinking I had created a sense of fear about attending the party.without any real basis in reality.

I had pictured myself alone and awkward at the party, standing there in the corner of the room, desperately trying to find something to talk about with the people who were there ? even though I tried really hard, I struggled to make a connection. I never was able to find something that I could talk to other people easily about, the conversations awkward, plus the music playing too loud in the background and I was just plain miserable.

This was how I had pictured myself at this party.

Have you ever had a party experience similar to mine?

To be specific, these types of events are the ones you go to where you think to yourself you would rather actually be having a root canal than suffering through this agonizing torture..

But what if, instead of dreading the party, I had expected and pictured myself enjoying it?

Instead of sitting there, alone and miserable.imagine if I had pictured being surrounded by people interested in what I had to say, fully engaging in conversation, while relaxing music played on in the background, very relaxed and at ease, enjoying myself and my new found friends?

How about if I had expected an experience more in tune with the above mentioned party, how much do you think I would want to go to the party now?

The House Flipping Mindset Revealed

Yet despite all this, you picture all going south, the house sitting on the market for months, as you watch your margins dwindle-month by month.

How successful can you possible be with this extremely pessimistic attitude?

Not unless you change the PERCEPTION of pain versus pleasure.

Be positive and picture the house selling for more than you expected, under one month, leaving you and your financial backers plenty of money to go around.

This is the sort of mindset you must adopt-the house flipping mindset.

This is not a guarantee that all will go as planned that everything will go right just because you PERCEIVE it will?far from it. You really need an awesome strategy and gameplan of steps that minimizes that odds of a poor deal ? so you can place yourself in a spot to receive value and wonderful feelings instead of focusing on the pain .

And most importantly to achieve this type of house flipping mindset, once you have done all that you need to then create a picture of success mentally as to all you have to GAIN by doing the deal.

This is the house flipping mindset and the first step to making any success real estate investing, or house flipping career.

(AP) ? The Los Angeles Angels made their latest big move Friday, acquiring ace pitcher Zack Greinke from the Milwaukee Brewers for rookie shortstop Jean Segura and two minor leaguers.

By winning the sweepstakes for Greinke, perhaps the most-prized arm available before Tuesday's trade deadline, the aggressive Angels followed up a huge offseason highlighted by the big-money signings of free-agent stars Albert Pujols and C.J. Wilson.

"It should be fun. They are a great team," Greinke said in Milwaukee when the deal was completed. "After the first month of the season, they have been one of the best teams in baseball. There is a lot of talent there. A lot of great players. The pitching staff will be pretty incredible."

Greinke joins an outstanding rotation that includes fellow All-Stars Jered Weaver, Dan Haren, Wilson and Ervin Santana, who has struggled badly this season. The Angels began the day five games behind first-place Texas in the AL West but in position for a wild card.

"It's an exciting day," first-year general manager Jerry Dipoto said. "We hope that this move will be not just a short-term gain, but one that's good for the organization. We're excited to see what kind of a difference he can make."

The rival Rangers were among several teams thought to be pursuing Greinke, along with the Braves and White Sox. To land him, Los Angeles also sent Double-A right-handers Ariel Pena and Johnny Hellweg to Milwaukee.

"I tried to narrow it down to four or five teams and then as we moved on zeroed in on three teams and then it got down to two teams at the end," Milwaukee general manager Doug Melvin said. "We had two good offers. It was very close between the two teams at the end."

Greinke, the 2009 AL Cy Young Award winner, is 9-3 with a 3.44 ERA in 21 starts this season. The 28-year-old right-hander can become a free agent after the World Series.

Due to changes in baseball's new collective bargaining agreement, the Angels will not receive draft-pick compensation if Greinke leaves as a free agent next winter. The pitcher didn't rule out re-signing with Milwaukee.

"I am going to miss my time here. It was a lot of fun," he said. "We have a great group of guys. We really liked each other and got along."

Greinke last pitched on Tuesday, limiting the Philadelphia Phillies to one run in seven innings. He also homered off Cliff Lee.

Angels right fielder Torii Hunter called the move "awesome."

"Having Zack Greinke over here, you can't beat it. He's one of the elite pitchers in the game," Hunter said. "This is the best pitching staff I've been a part of in my career."

Greinke was scheduled to pitch Sunday for the Brewers. Instead, he said he thinks he'll start that day for the Angels against Tampa Bay ? though he hadn't finalized his travel plans yet.

Milwaukee obtained Greinke from the Kansas City Royals before the 2011 season. He helped the Brewers win the NL Central and reach the league championship series, but Milwaukee (44-54) has slumped to fourth place this year after free-agent slugger Prince Fielder left for Detroit last offseason.

Melvin said trading Greinke was a difficult decision.

"I am very fond of Zack, not only as a player but as a person. He is one of my favorite players that I've ever been associated with. It makes it a little bit tougher," the GM explained. "We had to make a decision to turn the page. These three players are players we feel good about. Zack is going to be a great addition for the Angels and help them out. We appreciate everything he did for us. He did all we can ask of him."

But with Greinke in position to seek contract offers in excess of $100 million next winter, the Brewers decided to get what they could for him.

"It's not something I hoped to do at this time of the year," Melvin said. "I had hoped to be in a position to maybe acquire a player. That's the way the game goes sometimes."

Greinke is 85-76 with a 3.79 ERA in nine major league seasons. Early in his career with Kansas City, he walked away from baseball for a while because of social anxiety disorder, a condition he has learned to handle. But some question whether he'd be a comfortable fit in a large media market.

"We're not in the mode right now of discussing 2013 and beyond," Dipoto said. "We're going to let Zack come in and settle in with the Angels. I think he wants to be here. He's excited about the move and excited about coming here and playing with a team that's in a position like we are."

The 22-year-old Segura, considered one of the best prospects in the Angels' system, was called up to the big leagues Tuesday and went 0 for 3 with two strikeouts against the Royals. He was batting .294 with seven homers and 33 stolen bases at Double-A Arkansas, where Hellweg and Pena were among his teammates.

The 6-foot-9 Hellweg was 5-10 with a 3.38 ERA in 21 starts for Arkansas. Pena was 6-6 with a 2.99 ERA in 19 starts, and his 111 strikeouts were tied for second in the Texas League.

Baseball America ranked Hellweg as the Angels' fourth-best prospect going into this season. Pena was rated ninth. Both pitchers are 23.

All three new acquisitions for the Brewers are headed to Double-A Huntsville.

"We went into this without presuming that we were going to make any moves," Dipoto said. "But when you're given the opportunity to acquire a player like that, you're going to go a little over and beyond. It was going to be pretty fierce competition to gain his services. We were aggressive and made the deal today with players, quite frankly, that are painful to lose."

NOTES: The Angels also placed SS Erick Aybar on the 15-day disabled list, retroactive to July 22, because of a broken big toe on his right foot. INF Andrew Romine was recalled from Triple-A Salt Lake and OF Vernon Wells, sidelined since May 21 with a torn ligament in his right thumb that required surgery, was activated from the DL.

Nano-FTIR: A new era in modern analytical chemistry

ScienceDaily (July 27, 2012) ? Researchers from the nanoscience research center NanoGUNE (San Sebastian, Spain), the university of Munich (LMU, Germany) and Neaspec GmbH (Martinsried, Germany) present a new instrumental development that solves a prime question of materials science and nanotechnology: how to chemically identify materials at the nanometer scale.

An ultimate goal in modern chemistry and materials science is the non-invasive chemical mapping of materials with nanometer scale resolution. A variety of high-resolution imaging techniques exist (e.g. electron microscopy or scanning probe microscopy), however, their chemical sensitivity cannot meet the demands of modern chemical nano-analytics. Optical spectroscopy, on the other hand, offers high chemical sensitivity but its resolution is limited by diffraction to about half the wavelength, thus preventing nanoscale resolved chemical mapping.

Nanoscale chemical identification and mapping of materials now becomes possible with nano-FTIR, an optical technique that combines scattering-type scanning near-field optical microscopy (s-SNOM) and Fourier transform infrared (FTIR) spectroscopy. By illuminating the metalized tip of an atomic force microscope (AFM) with a broadband infrared laser, and analyzing the backscattered light with a specially designed Fourier Transform spectrometer, the researchers could demonstrate local infrared spectroscopy with a spatial resolution of less than 20 nm. "Nano-FTIR thus allows for fast and reliable chemical identification of virtually any infrared-active material on the nanometer scale," says Florian Huth, who performed the experiments.

An important aspect of enormous practical relevance is that the nano-FTIR spectra match extremely well with conventional FTIR spectra, while the spatial resolution is increased by more than a factor of 300 compared to conventional infrared spectroscopy. "The high sensitivity to chemical composition combined with ultra-high resolution makes nano-FTIR a unique tool for research, development and quality control in polymer chemistry, biomedicine and pharmaceutical industry" concludes Rainer Hillenbrand, leader of the Nanooptics group at nanoGUNE.

For example, nano-FTIR can be applied for the chemical identification of nanoscale sample contaminations. Fig. 1 shows AFM images of a PMMA film on a Si surface. While the AFM phase contrast indicates the presence of a 100 nm size contamination, the determination of its chemical identity remains elusive from these images. Using nano-FTIR to record a local infrared spectrum in the center of the particle and comparing it with standard FTIR database spectra, the contamination can be identified as a PDMS particle.

Compelling Retail Leasing Opportunities Abound for Tenants in the ...

Despite declining retail vacancy rates, it?s still a tenant?s market throughout the Sacramento Commercial Real Estate landscape. The overall Sacramento retail vacancy rate dropped slightly to 9.8% during the 2nd Quarter of 2012, according to Voit Real Estate Services, who was recently quoted by the Sacramento Bee. This represents the second quarter in a row that commercial retail vacancy ended below 10%. According to the same source, commercial real estate vacancies within the Sacramento submarket of Carmichael reflect a much higher level of 11.3%. This phenomenon of higher retail vacancy rates often creates dramatic opportunities for businesses to sign commercial real estate lease transactions that are quite favorable to tenants.

One recent example involves a franchisee of a national company, who benefitted from a commercial real estate market that currently favors tenants throughout the Sacramento area. In late January 2012, Melisa Nelson acquired her first Curves franchise (ladies fitness gym), which had operated at 4141 Manzanita Ave in Carmichael for almost 10 years. The commercial lease would be expiring only seven months later, so Ms. Nelson had to determine whether to renew the lease for another five years or find a better location. The existing facility was part of a small neighborhood strip center with limited visibility and low traffic that had become mostly vacant with only a handful of tenants remaining in place.

After engaging Brian Jacks with East West Commercial Real Estate of Sacramento for commercial retail leasing representation, Ms. Nelson was presented with several different options that would create a better overall leasing package. In the end, she signed a new commercial retail lease with Tsakopoulos Investments for a 1,400 sq. ft. shop space in Carmichael Village at 4005 Manzanita Ave in Carmichael? right across the street from her former location. Carmichael Village is a large shopping center, anchored by Bel Air, an upscale grocer operated by Raley?s. The center is almost entirely full with complementary tenant uses that will drive more traffic to the Curves franchise. The new location opens September 1, 2012.

In addition to securing a fantastic commercial real estate location with excellent visibility within a very busy and thriving commercial shopping center, Ms. Nelson benefitted in the following financial aspects. Her new combined monthly rent plus landlord expense reimbursements were reduced by 12%, as compared to her former lease. In addition, she received three months of free rent plus 45 days early occupancy for signing a 53-month lease.

In October 2011, the Sacramento office of East West Commercial Real Estate signed a renewal lease for a separate Curves franchise in Antelope, which resulted in a 20% reduction in base rent, plus 50% off (half rent) for the first 6 months of a 3-year lease.

The latter example suggests that while the best commercial real estate deals in Sacramento may have passed, there are still great opportunities to negotiate terrific retail leases within the Sacramento commercial real estate sector.

Eton Rukus Solar

I'm a big fan of wireless speakers. I'm also a big fan of the outdoors. There are few things better than kicking back and enjoying some tunes outside without having to get up to change the track or stay tethered to a speaker system. The Eton Rukus Solar ($150 direct) seems like the natural choice, a Bluetooth speaker that features an integrated solar cell to keep the party going till the sun goes down. Unfortunately, the speaker just doesn't get loud enough, and issues with transmission dropouts made my outings with the Rukus Solar less-than-relaxing affairs.

Design, Features, and Setup
The Eton Rukus Solar resembles a small briefcase, with an upright design and a handle across the top. It's large and heavy by Bluetooth speaker standards, at 8.1 by 12 by 3.3 inches (HWD) and 4 pounds, 13 ounces. There are two circular speaker grilles that extend into long tubes, connected by the handle and flat solar panel. The handle makes it easier to carry, but compared with the Jawbone Jambox?($199, 3.5 stars), which weighs only 12 ounces, the Rukus Solar is still very heavy. The Rukus Solar comes in either black, white, or green.

Above the solar panel are Power, Bluetooth, USB, Aux, Bass, and Volume buttons, as well as an e-ink display to indicate battery life, solar charging status, and audio input. The e-ink display is very readable outdoors in bright sunlight, which makes sense given the solar panel, but its readout can be confusing at times. It helps to familiarize yourself with all the icons and what they mean when they blink on or off.

Inline

On the back is a single USB port, 3.5mm aux input, DC power input, and a cradle with stretchy fabric holster for carrying mobile devices. The USB port was able to power my iPhone 4S, but the somewhat low output means it won't power more demanding devices like iPads and other tablets. Inside is a rechargeable 1500mAh battery.

Initial pairing was smooth and worked like most other Bluetooth devices. However I found subsequent pairings with other devices a bit of a tricky affair. The e-ink display only has a few icons on it, which either stay steady lit or blink. I was able to pair with other devices, but on a few occasions the Rukus would re-pair with the original device.

Performance, Solar Power, and Conclusions
Given the rather large size and solar panel, I fully expected the Rukus Solar to be suitable for listening outdoors. Unfortunately, I found the maximum volume to be too low for anything but light background music at outdoor gatherings. Distortion was not an issue, as the Rukus Solar handled bass-heavy songs like The Knife's "Silent Shout," but maximum volume was simply too low. The low maximum volume seems odd, given the solar panel and e-ink display are clearly aimed at outdoor use. Even the petite Jambox gets considerably louder than the Rukus Solar.

That aside, the Rukus Solar isn't as treble-heavy as the iHome iDM8?($59.99, 3 stars), and classical tracks like John Adams' "The Chairman Dances" sounded good, if a little uninspiring. It was hard to pick out some of the lower-register percussion hits over the more pronounced mid- and high-range stringed instruments. The bass response is only moderate, and will not satisfy those looking for a more booming system.

The biggest issue I noticed during testing was fairly regular signal dropouts, even when the paired device was in the cradle. Walking away more than 15 feet also produced dropouts, though that's fairly common for Bluetooth speakers. I should note that I tested on a very hot day, and the black Rukus Solar got hot to the touch after a few minutes sitting outside. The dropouts were more frequent outdoors, so it's hard to say if the unit was overheating or not. That said, it still occasionally dropped the audio stream in cool air conditioned rooms. It did, however, harness the sun's rays to deliver consistent charge throughout the day for a number of smartphones.

As a speaker targeted at outdoor use, the Eton Rukus Solar is a bit disappointing. Sound quality overall was good, but maximum volume was far too low. Our Editors' Choice for wireless speakers is the?Bose Soundlink Wireless Mobile Speaker?($299.95, 4 stars), which offers more substantial bass response and considerable power given its size, but also costs twice as much as the Rukus Solar. The Rukus Solar does have an advantage over most other wireless speaker systems, as it will provide a consistent charge for your mobile devices as long as the sun is shining, and it costs $50 less than the speaker-only Jambox. But the frustratingly frequent signal dropouts really hold this speaker-charger combo back.

Sprint loss widens, but revenue beats estimates

NEW YORK (AP) ? Sprint Nextel Corp., the country's third-largest wireless carrier, on Thursday reported a wider loss for the second quarter as wrote down the value of its moribund Nextel network.

However, Sprint was successful in convincing smartphone subscribers to pay up for "unlimited data" service, and its service revenue zoomed, beating estimates.

Sprint's volatile stock jumped 68 cents, or 20.2 percent, to close at $4.05 Thursday. It was the highest level in nearly a year.

In the April to June period, Sprint's net loss was $1.37 billion, or 46 cents per share. In the same quarter last year, the loss was $847 million, or 28 cents per share.

Analysts polled by FactSet were on average expecting a loss of 41 cents per share.

It was the nineteenth straight quarter of losses for Sprint, which is struggling to compete with AT&T and Verizon Wireless. Still, Sprint raised its forecast for adjusted operating earnings for the year by 18 percent. The measure excludes interest expenses and writing down asset values.

Revenue at the Overland Park, Kan., company was $8.84 billion, up 6 percent from a year ago. Analysts were expecting $8.72 billion.

Sprint's goal is to complete the shutdown of Nextel in the middle of next year. It bought the network in 2005, a deal that proved disastrous. Nextel's strength is its walkie-talkie-like push-to-talk capability, but it's not built for smartphones or data service. Even as subscribers abandoned it, Sprint was saddled with the cost of maintaining the network.

CEO Dan Hesse said Thursday that Sprint is ahead of schedule in deactivating Nextel antennas. It's putting the space freed up on the airwaves to use for faster data service.

Customers on contract-based Sprint plans paid an average of $63.38 per month in the quarter, a record high and nearly as much as AT&T customers are paying, even though AT&T has had the iPhone, which attracts high-paying customers, for longer.

IPhones proved surprisingly popular at Sprint. It activated 1.5 million of the phones in the quarter, the same number as in the first quarter. AT&T and Verizon saw a drop in iPhone activations from the first quarter to the second, as the excitement around the latest model, the iPhone 4S, cooled. Sprint is the only one of the four national wireless carriers that still offers unlimited data service, and Hesse said that was a major reason Sprint keeps pulling in iPhone subscribers. However, Sprint offers relatively slow data speeds.

Hesse said that Sprint focused its marketing resources in the quarter on getting departing Nextel subscribers to move over to Sprint instead of to Verizon, which has been getting most of them. That gave results: 60 percent of those leaving Nextel switched to Sprint.

However, excluding these Nextel conversions, Sprint recruited practically no new customers to its contract-based plans, the worst result in years. Contract-based plans are the most lucrative, and the additions figure is closely watched.

Still, Sprint raised its forecast for adjusted operating earnings for the year by 18 percent. The measure excludes interest expenses and writing down asset values.

Christopher King, an analyst with Stifel Nicolaus, said he saw "troubling signs" in the poor subscriber recruitment compared with AT&T and Verizon.

Teaming Up:? The Black Benefactors and the Catalogue for Philanthropy

Many readers know of my efforts to support nonprofit organizations serving the African American community in my hometown of Washington, DC through my giving circle, The Black Benefactors. This year, we celebrate five years and announced a new partnership with the Catalogue for Philanthropy, a print and online?resource that identifies some of the best smaller nonprofits in the DC region. Over 100 reviewers evaluate nonprofit applicants for merit, distinction and impact, and the best are included in the annual publication that celebrates its 10th anniversary next year.

We used the Catalogue to select a grantee for our 2012 Black History Month grant awards, and in doing so, we learned we were in the minority. Many of the nonprofits featured in the Catalogue serve the African American community, but the majority of donors who use resource to identify organizations to support are white. This is something I hope to change.

Read my two-part series on how I plan to accomplish this on the Catalogue's Good Works blog:

Colorado Shooting Survivor Forgives Alleged Gunman

DENVER ? A survivor of the deadly shootings at a Colorado movie theater says he has forgiven the alleged gunman.

Denver Rescue Mission employee Pierce O'Farrill was shot three times, in the left arm and left leg, in the attack Friday at an Aurora theater showing the new Batman movie. He was released from the hospital Wednesday.

James Eagan Holmes is accused of launching the attack that killed 12 people and injured 58.

O'Farrill told The Denver Post ( ) that when he saw images of Holmes at his first court appearance Monday, he felt sorrow for him. http://bit.ly/NYVEBq

"Of course, I forgive him with all my heart. When I saw him in his hearing, I felt nothing but sorrow for him ? he's just a lost soul right now," O'Farrill said. "I want to see him sometime. The first thing I want to say to him is `I forgive you,' and the next is, `Can I pray for you?'"

Formal criminal charges haven't been filed against Holmes yet.

PepsiCo keeps 2012 view as turnaround progresses

(Reuters) - PepsiCo Inc reported a higher-than-expected quarterly profit on Wednesday, helped by price increases, and stood by its full-year outlook as the company makes progress on its turnaround.

That the maker of Diet Pepsi, Frito-Lay snacks and Tropicana orange juice did not cut its outlook was viewed as a sign of strength at a time when many consumer products companies are suffering from a weak global economy.

"In a consumer group seeing negative second-half revisions, we consider this positive," said Stifel Nicolaus analyst Mark Swartzberg.

The results also signaled progress in PepsiCo's efforts to improve performance after its North American beverage business had lost market share to rival Coca-Cola and its stock price had languished.

"They're moving in the right direction," said portfolio manager Robert McIver of Jensen Investment Management, which owns nearly 3 million PepsiCo shares. "The fact that they were able to get some pricing increases in this environment is a testament to their strength."

The company's shares were up more than 1 percent in early afternoon trading.

One area of strength that PepsiCo highlighted was convenience stores and gas stations, where sales rose 8 percent, lifted by Mountain Dew and Gatorade. By contrast, Coke said last week that it was surprised to see no bump from easing gasoline prices at those stores, as it had expected.

PepsiCo said its second-quarter net income had fallen to $1.49 billion, or 94 cents per share, from $1.89 billion, or $1.17 per share, a year earlier.

Excluding items, earnings were $1.12 per share, topping the analysts' average estimate of $1.09, according to Thomson Reuters I/B/E/S.

Revenue fell 2 percent to $16.5 billion, in line with Wall Street estimates.

The decline resulted in part from a loss of revenue in China and Mexico after the company sold the bottling operations in those countries to franchisees. The stronger U.S. dollar, which reduces the value of overseas revenue, also cut into sales.

Excluding those items, organic revenue rose 5 percent, with contributions of 1 percentage point from volume and 4 percentage points from price increases.

Volume rose 6 percent in the snack business and 1 percent in the beverage business. In the Americas, volume rose 5 percent in snacks and fell 1 percent in beverages. In Europe, volume rose 1 percent in snacks and fell 2 percent in beverages.

The company affirmed its 2012 outlook, which calls for earnings per share to fall 5 percent from the $4.40 it earned in 2011. It expects revenue to grow by a mid-single-digit percentage rate, excluding the reduction from refranchising its businesses in China and Mexico.

PepsiCo said it still expected foreign exchange rates to hurt earnings-per-share growth by 3 percentage points.

The recent spike in corn prices resulting from the U.S. drought should not affect the company in the near term, Chief Financial Officer Hugh Johnston said, given its forward-buying strategy. He also said corn was only one of many ingredients PepsiCo purchases.

For the company, 2012 is a transition year as it ramps up marketing, cuts thousands of jobs and streamlines its portfolio to improve performance, especially in its North American beverage business.

So far this year, PepsiCo has introduced Pepsi Next, a mid-calorie cola, and started a new global marketing campaign for its flagship Pepsi brand.

Wall Street seems to have warmed to the turnaround plan. At Tuesday's close, PepsiCo were up 7 percent since February 9, when the plan was announced.

The stock was up 2.2 percent at $70.30 on the New York Stock Exchange in afternoon trading.
